Prior to marketing your property you must have the following documents available.
- Energy performance certificate.
- N.I.E. number and passport.
- Copy of the Nota Simple.
- Copy of Council Tax (IBI) paid to the Town Hall.
- Copy of Refuge (or Rubbish ) Collection Paid.
- Community charges Paid (if applicable).
Contract a solicitor of your choice for the sale of the property.
On the sale of your property there are a number of tax issues. Rather than trying to point these out we would advise that you make enough time available with your solicitor so as to familiarize yourself with these facts.
Here are suggestions we would like to point out to assist in the sale of your property although they may be apparent to most people they have been overlooked by some and are of importance.
Spend some time looking round the property to see if there are any areas which might need attention regarding maintenance, cleaning or painting etc. (This makes a potential buyer realize you have been keen to take pride in the property throughout your ownership).
Make sure your property is always available for viewing and is clean and tidy at all times. If you don't reside at the property most of the year, make arrangements for keys to be available or someone trustworthy and reliable to assist the agent for the viewing.
